Business A & B
The following activities require a Special Permit:
- Eating place
- Ambulatory medical office
- Non-commercial club
- Personal service establishment
- Gas station/garage
- Commercial nursery
- Veterinary
Business A & B, Commercial
The following uses require a Site Plan Approval when the gross square footage of the floor area is 1,000 or less. A Special Permit is required when the gross square footage is over 1,000:
- Offices
- Banks
- Stores and sales
Commercial Districts
The following uses require a Site Plan Approval when the gross square footage of the floor area is 1,000 or less. A Special Permit is required when the gross square footage is over 1,000:
- Trade or business
- Office
- Bank
- Store or sales
The following uses require a Special Permit:
- Eating place
- Personal service establishment
- Gas station/garage
Earth Removal
A Special Permit is required for:
- The removal of over 1,000 cubic yards of material in the Residence A & B Districts (PDF)
- The removal of over 750 cubic yards of material in the Residence B & C Districts (PDF)
- Movement of over 1,000 cubic yards of earth for non-residential uses
Education, Religious, and Municipal
Limited Site Plan Approval is required for:
- Religious purposes
- Educational purposes
- Child care facilities
Office and Research
The following uses require Site Plan Approval when the gross square footage of the floor area is 5,000 or less. A Special Permit is required when the gross square footage is over 5,000:
- Office
- Professional Training
- Personal Service Facility
The following uses require a Special Permit:
- Research and Laboratory
- Private Cemetery
Personal Wireless - Cell Towers
A Special Permit is required for any personal wireless facility:
- Tower and building-mounted antennae are allowed in PWSOD1
- Building-mounted antennae are only allowed in PWSOD2
- A fully-enclosed antenna on any building that is not a swelling in any district
- Facilities in the public right-of-way require a permit from the Select Board
Residential - Multi-unit
Special Permits are required for:
- Construction of greater than four multifamily dwelling units
- Active Adult Residential Development (AARD)
- Flexible Subdivision
Residential - Single Family
Site Plan Approval is required for:
- Houses built of the Residential Gross Floor Area (RGFA) threshold
- Houses built on lots abutting a Scenic Road
- Construction of four or fewer multifamily dwelling units
